LCF Residential Supports National Conveyancing Month

National Conveyancing Month is an annual initiative organised by the Conveyancing Foundation to enhance the lives of those in the property industry through wellbeing, best practice and charity initiatives.

The awareness month is also an opportunity to draw attention to the work carried out by conveyancers and to help people better understand the processes involved in property transactions.

Conveyancers are legal professionals who specialise in property law and oversee the legal transfer of ownership when a property is bought or sold. From the moment an offer is accepted through to completion, conveyancers guide clients through what is often the biggest financial decision of their lives.

Around one in three property sales fall through before completion, often due to delays in the chain, financing issues, or survey findings, which also highlights the importance of using a reputable conveyancing firm.

LCF Residential, which is the specialist conveyancing division of leading law firm, LCF Law, has a 25-strong team of conveyancers and property experts who have an unrivalled understanding of the local property market in Yorkshire and beyond. The firm works with homebuyers and sellers, as well as estate agents and nearly every mortgage lender in the UK.

Julie Davis, a director at LCF Residential, said: “Although conveyancing might not be the most exciting part of buying or selling property, it is vitally important in order to protect people when they are making a significant and often lifechanging purchase.

“Without qualified, diligent conveyancers, the risk of fraud significantly increases. We work closely with estate agents, surveyors and other solicitors to keep transactions progressing. Responsibilities include conducting property searches, reviewing contracts, liaising with mortgage lenders, handling funds and ensuring all legal requirements are met before ownership officially changes hands.

“For buyers, conveyancers investigate the legal title of the property, identify any potential issues and keep them fully informed of the purchase and agreement that they’re entering into. For sellers, we prepare the legal documentation needed to transfer ownership and respond to all queries from the buyer’s legal team.

“Buying or selling a home is often complex, but good conveyancers should manage and simplify the process, as well as preventing delays and protecting clients from potential legal or financial risks.”

LCF Law is an award-winning full-service law firm, which operates regionally, nationally and internationally, with over 145 people across offices in Leeds, Bradford, Harrogate and Ilkley.
