HARROGATE SPA RETAIL PARK GETS THE NOD

Proposals for a new retail park - to be called Harrogate Spa Retail Park - off Skipton Road on the former Gas Offices site have been approved by Harrogate Borough Council

The site, which has been vacant for several years, was formerly proposed for a large Tesco Extra food store on stilts but has since been promoted by Consolidated Property Group (CPG) who submitted plans for a retail warehouse scheme comprising eight units and a coffee shop.

Martin Ridgway, Group Managing Director: “There has been a lot of continued interest in this site from a range of well-known operators eager to be represented in Harrogate to serve the north west of the town.

“With increased housing proposed for this part of the town, there is a strong need for new retail warehouse provision which will complement the town centre and save people having to drive further afield. The conditions placed on the development restrict the type of goods that can be sold along with strict opening and delivery hours to ensure that local resident’s amenity is protected.”

The plans are for eight retail warehouse units for predominantly bulky goods sales, the opening hours of which will be restricted to 8.00am to 10.00pm on Monday-Saturday and limited to six hours maximum trading on Sundays.  The applicant has also agreed a planning condition requiring the submission of a delivery management plan for the service yard to ensure that deliveries do not impact on residents living on Electric Avenue.

The total ground floor development area is 86,400 square feet (8,027 square metres) and a further 55,200 sq ft (5,128 sq m) at mezzanine level. Many of the existing boundary trees are being retained and enhanced to create new areas and provide ecological and landscaping enhancement. 

All vehicle access will be via a new roundabout junction off Skipton Road with a delivery service road at the rear of the units.

The multi-million pound scheme will create approximately 130 full and part-time equivalent local jobs.
